    Snowbird Remodel Oversight

Remodel Your Treasure Coast Home While You're Up North

The best time to remodel a Florida home is often while you're away, no living in a construction zone, no dust in your kitchen, and you come back to a finished project. The catch is that somebody local has to be watching it, someone on your side, not the contractor grading his own work. That's what I do for snowbirds and out-of-state owners across the Treasure Coast and the Palm Beaches.

How you stay in the loop from 1,200 miles away

You see everything, I send photo updates after every site visit and a written report every week. If you want to look around the job yourself, you get video walkthroughs whenever you ask, and before any major decision, we get on a call. Nothing big happens without you, and nothing small piles up behind your back.

    How the timing works

Planning should begin during the season, this ensures a smooth transition. Here's the usual rhythm. We do your complimentary Project Assessment during the season, in person at your home. Permit processing times vary depending on the location and scope of the project, so the paperwork starts before you fly, and I can recommend a permit expediter if necessary. Construction runs through the summer while you're gone, and you come home in the fall to a finished project instead of a job site.

Already back up north? We start with a video call instead, and I walk the property for you.

Hurricane season is part of the plan

Storm season here runs June through November, during the remodel window. That's a reason to have someone local paying attention, not a reason to wait. I confirm every contractor carries the required insurance before work starts, and the schedule gets built with the season in mind. If a storm changes the plan, you hear it from me first, with photos, instead of from a neighbor three days later.

Why not just trust the contractor?

Even the most capable contractors have slip-ups, which can result in quality issues. If nobody is watching the project, there can't be quality control, and that changes how the job runs. More on the role: what an owner's representative does.

Who's on the ground for you

I'm Miriam Cala-Morrissette, the construction advocate and concierge behind Peaceful Projects. I spent 30 years in construction project management, and I live right here in Stuart. I cover Stuart, Palm City, Sewall's Point, Jensen Beach, Hobe Sound, Port St. Lucie, Vero Beach, and down through the Palm Beaches.

“I had been trying for two years to find someone to complete a small job, but no one was interested. Miriam stepped in, found the right contractor, and had the job completed within the same week.”

    Questions seasonal owners ask me

Can the project start after we leave?

Yes, and it usually should. We plan and permit while you're here, the work runs while you're away.

How often will I hear from you?

Photos after every site visit, a written report every week, and a call before any major decision.

What if something needs a fast decision?

You have direct access to me via text message.

We already picked a contractor. Can you still watch the job?

Yes. I step in as your eyes and ears on a project that's already planned, with bid review, site checks, weekly reports, and honest answers.

Want me to look at your place
    before the season turns?

The first step is a complimentary Project Assessment. I'll walk the project with you, in person or over video, and give you an honest picture of what it'll take. No cost. No obligation. No sales pitch.
