    An owner's representative is a construction professional you hire to manage your project on your behalf. Your contractor works for himself, your architect works on the design, an owner's rep works only for you. I fill that role for homeowners across the Treasure Coast and the Palm Beaches. I vet the contractors, review every bid line by line, coordinate every trade coming in and out of your home, and track every dollar from concept through completion.

    Commercial developers almost never build without an owner's rep in the room, homeowners almost never have one. I started Peaceful Projects to close that gap, because a $75,000 kitchen deserves the same protection as a $75 million office building.

    What I handle as your owner's rep

    Every engagement covers the places where homeowners get burned.

    Contractor vetting. I check licenses, insurance, references, and past work, and you only meet contractors I'd hire myself.

    Bid review. I review every bid line by line and describe what's fair, what's padded, and what's missing. The wrong number costs you tens of thousands you could have kept.

    Trade coordination. I coordinate every trade in the right order. You keep living. I handle the chaos.

    Cost control and tracking. I track every dollar, and overcharges don't make it to your wallet.

    Timeline management. I hold contractors to their schedule, and when something slips, I catch it early.

    Closeout. The final walkthrough, the fix list, and the paperwork most homeowners never hear about, like the lien releases that prove every sub got paid. The project ends clean, on paper and in your home.

    Owner's rep or general contractor? Two different jobs.

    When to bring me in

    Before you sign anything. The best moment is before you've picked a contractor, because vetting and bid review are where the biggest money gets saved. The second-best moment is before construction starts. And if a job is already underway and something feels off, call anyway. Mid-project rescues happen more often than you'd think, and they're usually fixable.

    What this looks like on the Treasure Coast

    Permit processing times vary depending on the location and scope of the project. I can recommend a permit expediter if necessary. Florida's hurricane code shapes what goes into your windows, doors, and roof, and products without the right state approvals fail inspection. The good contractors are overbooked during the season.     Questions homeowners ask me

    Do I still need a general contractor if I hire you?

    It depends on the project. A whole-home renovation, anything structural, or a job with multiple permits needs a licensed general contractor, and I'll help you choose the right one. A smaller project often doesn't, and for those I bring in vetted trades directly and run the job myself. Either way, I'm the one on your side. With a GC, I hold him to his word, without one, I hold every trade to theirs. The assessment is where I tell you which setup your project calls for.

    Is an owner's representative the same as a project manager?

    No. A project manager usually works on the builder side, an owner's representative works solely for the owner.

    Do you take referral fees from contractors?

    No. I don't take referral fees from anyone I recommend. The only person I work for is you.
